A competitive tender process was won by Dobson Construction for this project, this was to extend a self contained semi detached property. Work included forming a new basement and lounge extension with a full height glazed patio door plus a glazed lantern. All areas of the existing structure have had extensive insulation and glazing upgrade works.

Access to the site was restrictive and it was imperitive that the delivery of goods were kept to a minimum and by smaller sized vehicles. This is where having a large network of local building suppliers, who know the area, comes into its own. This is also one of the necessary requirements for inclusion in the Considerate Contractors scheme, who’s guidelines are used on all our sites.

The original scope of works was to complete the shell of the property, then whilst the works were in progress we were instructed to oversee the mechanical & electrical installations, along with some of the external works.

A brief description of the works are as follows:

 

  • Demolition and strip out.
  • Deep excavation and propping.
  • Form new floor slabs and retaining walls in reinforced concrete with external tanking and insulation.
  • Random, natural stone walling with struck weathered pointing.
  • Steel framing.
  • Roof structures and zinc roof coverings.
  • Aluminium framed double glazed roof lantern and full height full width patio sliding doors.
  • Installation of a joinery manufactured Oak winding staircase with glass infill balustrading.
  • Internal fit out, including mechanical works.
  • Coordinating with our clients directly employed electrician.
  • All decorations.
  • Extensive external works including patio paving on drainage stools; glass patio balustrading; re-modelling of the stone cobbled courtyard.
