Commissioned by our sister company, Vincent Dobson (Builders) Ltd, work commenced July 2011 by clearing the site in readiness.

The project is well under-way and Plot 1 was made available early January 2012 for viewing.

Contract Type:      Internal remodelling & two storey extension

Architect:              Sense of Space

Location:               Harrogate

 

Following a competitive tender and subsequent re-negotiation, due to the original scheme being over budget, we were successful in securing this project. This also tied in with the fact that we had been shortlisted, and eventually awarded, a project next door which by coincidence had been designed by the same architect.

Construction commenced September 2011

A brief description of the works are as follows:

  •  Excavation of deep footings with restricted access
  • Create a 2 storey extension nearly doubling the size of the existing property
  • Steel framing to enable major alterations to the existing property
  • Supply and install new uPVC windows
  • Re-roofing the whole of the existing structure with new clay interlocking tiles
  • Through coloured render to the whole of the property
  • Formation of a new garden room incorporating Velux roof windows installed in combination flashings
  • Upgrading the electrical, plumbing and mechanical installations including installation of under floor heating
  • Internal refurbishment, mainly joinery and plastering items
  • Formation of new external paving and driveway

Eco House – Harrogate

Contract Type:  New Build circa 8,000sq ft Private Residence

Architect:          Sense of Space

Location:           Harrogate/Wetherby area

Status:              Ongoing

This contract was awarded on the basis of a competitive tender and comprises the demolition of the existing property located on site and the constriction of a five bedroom luxury house over 4 levels.  The construction of the property is complicated by the small site area, the adjacency of the construction to surrounding properties and access difficulties where the site is located at the end of a residential cul-de-sac.

Construction commenced September 2011 and is programmed for completion October 2012.

A brief description of the works are as follows:

  • Strip out and demolish existing property.
  • Extensive ground works and excavations including temporary ground stabilisation.
  • Construction of retaining walls.
  • Construction of structural frame consisting of insulated concrete formwork (Logix XRVsystem) to form the walls, in-situ concrete floor slabs and supporting structural steelwork.
  • Installation of swimming pool by specialist contractor.
  • Installation of new roof insulation – SIPS structural insulated roof panels.
  • Installation of new windows and doors together with the installation of glazed link with bridge.
  • New mechanical and electrical system including pool filtration and plant equipment and micro CHP, rainwater harvesting and air source systems.
  • Decoration and new finishes.
  • New fixtures and fittings.
  • New underground utility connections.
