Domestic Remodelling – Ilkley

Residential Remodelling
Location – Ilkley

The works to this property was remodelling, which briefly comprised:

  • Stripping out various existing walls to form enlarged en-suites and bedrooms.
  • Replacing the existing insulation in the roof with Eco-friendly insulation.
  • Supplying and installing handmade walnut doors and frames to the satisfaction of the client.
  • Supplying and installing glass sliding pocket door.
  • Supplying and installing ‘push lock’ concealed doors.
  • Installing secondary solar powered heating.
  • Installing under floor heating.
  • Installing new sanitaryware and tiling, which involved working along with a specialist interior design team, all to the specific requirements of our client.
  • Replacing the existing electrical installation and bringing it up to date; this element of the works also includes the installation of a Lutron system.
  • Carrying out an asbestos survey and disposing of any threat that was found; this element of the work had to be carried out by a specialist contractor.
  • Replacing the existing gutter with new bespoke powder coated aluminium gutter along with matching fascia and fallpipes.
  • Replacing the existing soffit board with new painted treated softwood boarding.
  • Demolishing the existing rear balcony and installing a new Oak supported composite decking, complete with spiral staircase clad in composite boarding and stainless steel handrail and yacht wire infill.
  • Laying and forming new natural stone patio area and paved steps; along with re-laying a new tarmacadam driveway.

Office Rooftop Extension – Leeds

Dobson Construction are the principle contractor creating a new rooftop extension to the Design Innovation Centre, which will provide new office accommodation.

The extension is being constructed of lightweight steel and composite cladding panels.

There are many logistical issues that Dobson’s are having to deal with on this project. Not only are deliveries and site storage very limited but the building beneath is fully occupied. Our works also include refurbishing the existing ‘pod’ structures which project out from the existing building, directly over the river Aire.

Working with existing buildings is always slightly more challenging than pure new build so Dobson Construction are fortunate to be working with very competent and responsive architect’s on this project – Bauman Lyons Architects.

The contract started in late January 2008 and completed in December 2008, on time and on budget!

New Offices – Leeds

The works involved the construction of a modern contemporary building which was clad in slate tiles and glass.

The build briefly comprised: -
Insulated cavity block walls which were over clad with Eternit slates
Matching Eternit roof covering
Concrete plank flooring
Reglit glazing panels to the stairwell and entrance screen
Passenger lift
Roller shutter lintels
Under floor heating
Pocket sliding doors
External timber decking
Raised vegetable planting beds
Tree Guard car parking system, including a permeable tarmacadam car park
Automated entrance gate complete with matching railings

East Street Arts

This project followed on from the Emmaus project and was literally just around the corner, formerly St Patrick’s.

 This project, like Emmaus, required major remodelling and a great deal of internal structural works were carried out to create the large spaces required to show off various forms of Art, this included the forming of some 4mtr high double doors to enable large pieces of Art to be exhibited within the building, image directly below.

This project involved the major overhaul of a rundown building, within the fringes of the centre of Leeds, and transforming it into one of the Emmaus Communities, Emmaus Leeds.

These type of communities offer the homeless a home and a place to work, running workshops where donated furniture is restored and then sold on in their shops. This then gives the homeless a chance to rebuild their lives.

Manchester Road Bus Shelters
Location – Bradford

 

Part of Bradford’s Quality Bus Initiative, which set out to transform the experience of waiting for and travelling on buses in the city, these imaginative structures were designed by award-winning Leeds architects Bauman Lyons, international artists Greyworld (London) and Tim Etchells (Sheffield).

 

The shelters aimed to encourage people to use the new and improved guided bus service and leave their cars at home, adding an element of fun, surprise and quiet anticipation. The bus shelters sport a 12-metre mast with a wind turbine creating energy to heat the shelters.

 

Challenges during the build included devising suitable temporary supports, to carry the angled masts, while concrete cured.

The remodelling briefly comprised: -
New extension and expansion to the rear to form an enlarged kitchen and dining room, including the installation of a glazed lantern
Construct a new Orangery
Replacement windows
Electrical re-wiring
Under floor and column radiator heating
Landscaping
Installation of new automated gates
Re-forming feature render panels

Office Development – Leeds

The works to this award winning construction, involved the careful re-modelling of an existing mill and turning it into a modern office block, retaining the existing shell.
At ground floor the existing adjacent structure was carefully stripped back and had new block walls, which were clad in galvanised gratings, and a new insulated composite roof, complete with rooflights.

The build briefly comprised: -

  • Insulated cavity block walls to the lower unit, which were rendered with a coloured render and over clad with galvanised gratings.
  • Formation of a new stair tower which had the same construction as the lower unit.
  • Steel staircase complete with concrete landings.
  • Kingzip profiled insulated roof sheets.
  • Roller shutter lintel to the main entrance to the lower unit.
  • Under floor heating.
  • Juliet balconies.
  • Acoustic glazing.
  • Fire rated curtain walling

Residential Apartments – Harrogate

The works at this apartment complex involved the demolition of the existing fire damaged property and constructing 9 luxury apartments, over 4 floors, within the centre of Harrogate.

The new build briefly consists of:

  • Both piled foundation slab and floating slab
  • Traditional insulated natural coursed stone cavity walling
  • Concrete plank flooring and staircases
  • Traditional Sash windows at the front
  • Modern uPVC windows, to the rear
  • Voice entry system
  • Warm roof construction with natural slate covering
  • Private terraced courtyard to the attic floor
  • Terraced balcony to the third floor, with folding sliding door access
  • Juliet balconies
  • Modern bathroom and en-suites
  • Modern kitchens and appliances
  • Private car park, complete with bike and bin store to the rear
