<p>The construction incorporates a SUDS drainage system to minimise flood water run off, while the exterior cladding and landscaping blend the boundry of the footprint with the established nature reserve.</p>
<p>The buildings are highly energy efficient, with underfloor heating for both factory and office space, combined with substantial levels of insulation and a highly airtight building envelope.</p>

<p>The Yorkshire Dales Sailing Club, Grimwith Resevior</p>
<p>This new, two storey Boathouse for the Yorkshire Dales Sailing Club is located on the shore of Grimwith Reservoir, in the Yorkshire Dales National Park.</p>
<p>The project includes excavations in shale and rock, constructing reinforced concrete foundations and tanked retaining walls before erecting a steel frame, clad with traditional cavity wall construction using stone and a pitched insulated composite steel roof panel overclad with a Yorkshire stone slate roof.<br />
A large glazed screen and paved balcony with glass ballustrading was also constructed, so members can still benefit from the glorious surroundings in which the clubhouse is set.</p>
<p>There is both ground source and solar heating, which coupled with underfloor heating makes this an economical property to keep warm in the harsh conditions that are found at Grimwith.</p>
<p>The facility is expected to be opened by HRH Princess Anne in 2010.</p>

<p>This particular project was a conversion of an existing office complex into 5 new modern apartments near the centre of Harrogate.</p>

<li>New single storey extension formed traditionally with natural stone cavity walling and sawn stone features. This part of the development was to enlarge one of the apartments and also the communal entrance within the existing building.</li>
<li>New two storey extension, formed traditionally with natural stone cavity walling and sawn stone features. This element of development was to form the 5th apartment.</li>
<li>New sliding sash timber windows.</li>
<li>New joinery manufactured timber winding staircases.</li>
<li>Upgrading of the existing roof and formation of new roofs, all to match the existing roof coverings.</li>
<li>Liasing with the utilities, due to the requirement of increased services to the development.</li>
<li>Full re-wire to NICEIC requirements.</li>
<li>Installation of independent gas central heating to each apartment.</li>
<li>Installation of client supplied sanitaryware throughout, including laying of client supplied stone and ceramic tiles.</li>
<li>Supply and installation of new kitchen units and appliances.</li>

<li>Carrying out an asbestos survey and disposing of any threat that was found; this element of the work had to be carried out by a specialist contractor.</li>
<li>Replacing the existing gutter with new bespoke powder coated aluminium gutter along with matching fascia and fallpipes.</li>
<li>Replacing the existing soffit board with new painted treated softwood boarding.</li>
<li>Demolishing the existing rear balcony and installing a new Oak supported composite decking, complete with spiral staircase clad in composite boarding and stainless steel handrail and yacht wire infill.</li>
<li>Laying and forming new natural stone patio area and paved steps; along with re-laying a new tarmacadam driveway.</li>

<p>Dobson Construction are the principle contractor creating a new rooftop extension to the Design Innovation Centre, which will provide new office accommodation.</p>
<p>The extension is being constructed of lightweight steel and composite cladding panels.</p>
<p>There are many logistical issues that Dobson’s are having to deal with on this project. Not only are deliveries and site storage very limited but the building beneath is fully occupied. Our works also include refurbishing the existing ‘pod’ structures which project out from the existing building, directly over the river Aire.</p>
<p>Working with existing buildings is always slightly more challenging than pure new build so Dobson Construction are fortunate to be working with very competent and responsive architect’s on this project – Bauman Lyons Architects.</p>
<p>The contract started in late January 2008 and completed in December 2008, on time and on budget!</p>

Insulated cavity block walls which were over clad with Eternit slates<br />
Matching Eternit roof covering<br />
Concrete plank flooring<br />
Reglit glazing panels to the stairwell and entrance screen<br />
Passenger lift<br />
Roller shutter lintels<br />
Under floor heating<br />
Pocket sliding doors<br />
External timber decking<br />
Raised vegetable planting beds<br />
Tree Guard car parking system, including a permeable tarmacadam car park<br />
Automated entrance gate complete with matching railings</p>

<p>This project followed on from the Emmaus project and was literally just around the corner, formerly St Patrick&#8217;s.</p>
<p> This project, like Emmaus, required major remodelling and a great deal of internal structural works were carried out to create the large spaces required to show off various forms of Art, this included the forming of some 4mtr high double doors to enable large pieces of Art to be exhibited within the building, image directly below.</p>
